We took over this lofty project when another builder was struggling to work with the client's overall direction and subsequent timeline. The client (and many other homeowners) found that patience can be hard to come by in the construction world — and that’s because, for some contractors, the goal is to finish projects as quickly as possible in order to complete more jobs. This is a key detail in partnering with a General Contractor for your custom home build. Why? Custom, by definition, is personalized to a particular person (or project) which results in intricate details that may require trial-and-error or additional modifications. So, it’s important to find a flexible GC that understands the vision of your project.

Did you ask the right questions to get the best contract for you?

If you're looking for a flexible General Contractor — in terms of speed, creative design, custom builds — it's important to ask a prospective GC these questions and consider which residential construction contract type fits your needs. For instance, this certain homeowner knew they’d want to make changes and customize all aspects of their build, so we talked to our client about the best contract options for them. In this case, a cost-plus contract was safest for the homeowner because it allows for complete transparency of what is being billed for the job - and why. It’s the best contract for those who don’t have their design plan finalized and want freedom to make selections as you go.

For other builders, such as the team at Terra, customizing builds is the fun part. These projects are technically more difficult due to spec selections that are often made as the project progresses, so good communication between the GC and homeowner is paramount. That’s why our COO, Austin Hammonds, always encourages “clients to make all selections before we play in the dirt. This leads to less confusion, issues, and therefore quicker builds.”
